This newsletter is designed exclusively for FHLBank Boston members who are active Participating Financial Institutions (PFIs) in the MPF Program. As part of our ongoing outreach, it provides timely updates, insights, and resources to help you stay informed about the MPF Program. MPF Office Hours
Beginning August 6, the MPF team will host a series of Office Hours focused on topics to provide deeper insight into what matters most to you. Based on feedback from our recent survey, sessions will cover growing your business with the MPF Program, credit enhancement updates, loss mitigation options, the payment deferral process, resolving turnaround report exceptions, and more.

- Join us for a practical overview of how the MPF Program can support your mortgage growth strategy. Learn how to increase mortgage originations through competitive secondary market execution, flexible underwriting, and access to both conventional and government loans. We will explore how the MPF Program’s unique credit risk-sharing structure can generate additional income while helping your institution manage risk.

- August 13 from 11:00 a.m. to 12:00 p.m.: Workout Options and Hierarchy
- Understanding the loss mitigation hierarchy is critical to helping borrowers through financial hardship while minimizing losses. Join us to learn how the MPF Traditional Product’s workout hierarchy guides servicers through the evaluation of forbearance plans, repayment plans, payment deferral plans, and loan modifications. Gain practical insights into eligibility requirements and the decision-making framework that helps determine the most appropriate borrower assistance option.

Best Efforts for MPF Traditional Products
Earlier this year, FHLBank Boston introduced a best-efforts pricing option for PFIs delivering MPF Traditional loans, providing an alternative loan delivery option that eliminates the hedge risk. Housing Impact Pricing Grids
Did you know that using housing impact grids may help eligible borrowers (those with incomes at or below 80% of the area median income) receive more favorable interest rates? The grids apply to 30-year fixed conforming/conventional loans, including low-balance loans for eligible borrowers.
There is a validation process at the time of funding to verify that the borrowers’ income is at or below 80% of the area median income. The additional pricing options are available in eMPF® and reflected in the Product & Pricing Engines, provided the grids are activated by you or the PPE vendor.
MPF Traditional Products – Expanded Eligibility Guidelines
The MPF Program offers expanded eligibility under the MPF Traditional products (MPF Original and MPF 35):
- Fannie Mae HomeReady® and Freddie Mac Home Possible® mortgages designed for low-income borrowers (≤80% Area Median Income) and permit up to 97% loan-to-value (LTV)*
- Expanded manufactured housing eligibility, including single-width manufactured homes, Fannie Mae MH Advantage™, and Freddie Mac ChoiceHome® loans*
- Rehabilitation loans when home improvement or rehabilitation work is completed prior to loan delivery
- PFI-funded affordable housing programs, including affordable seconds programs that support mission-focused lending
*Must comply with MPF Traditional mortgage insurance requirements which may allow for reduced MI.
